What to Look for at an Open House

Walking into an open house can be exciting. An open floor plan, fresh paint, and inviting touches can make a house feel like home instantly. But while it’s easy to fall in love with the bells and whistles, it’s just as important to look beyond the surface.

If you're considering homeownership, knowing what to look for can help you avoid surprises and make confident decisions. Getting pre-approved ahead of time can also help.

Here’s a few things to keep in mind the next time you tour a home.

 

  1. Functionality of the Layout - Does the floor plan work for your lifestyle? Consider things like:
  • Room size and location
  • Flow of common areas and bedrooms
  • Number of bathrooms and storage options

Picture your daily routines. Does this home support them? Will you have enough room to grow over time?

 

  1. Condition of the Home - Cosmetic updates can cover deeper issues. Look for signs such as:
  • Water stains on ceilings or walls
  • Cracks in the foundation or around windows
  • Musty smells that could indicate mold or moisture problems

Take note of anything that might require a deeper look. You don’t want to be surprised by any costly repairs down the road.

 

  1. Age of Major Systems – Things like the roof, HVAC, water heater, and plumbing aren’t exactly glamorous, but they’re essential to the day-to-day functionality of the home. Ask about:
  • Age and condition of the roof
  • Last time HVAC was serviced
  • Electrical panel and plumbing updates

These big-ticket items can be expensive if they need replacing soon.

 

  1. Neighborhood & Surroundings – Take a walk around the block and consider:
  • Noise levels and street traffic
  • Proximity to schools, work, shopping, and anything else that’s important to you
  • The overall feel of the neighborhood. Does it meet your needs?

You may also want to ask yourself if the neighborhood is safe. Remember, you’re not just buying a home, you’re joining a community.

 

  1. Storage & Space to Grow

Storage and organization are important! Be honest about your needs:

  • Are closets and pantries sufficient?
  • Is there a garage, attic, or shed?
  • Will this home still work for you in a few years?

Making sure you have adequate storage will improve the home’s functionality, reduce clutter, and may even improve your daily stress.

 

  1. Ask Questions & Take Notes

During the tour, jot down your thoughts and don’t hesitate to ask:

  • Has the seller completed any recent repairs or renovations?
  • Are there HOA fees or special assessments?
  • How old are the appliances, and are warranties included?

There will likely be a realtor onsite to answer your questions. This is your chance to get to know the property better and determine if it may work for you. 

 

  1. Get Pre-Approved Before You Go

One of the best things you can do before touring homes is get pre-approved. It gives you a clear picture of your budget and shows sellers you’re serious. Plus, it lets you act quickly if you find the right home.
