Selling Your Home? Start By Doing These 5 Things

When you’re ready to sell your home, there are a few things you should take care of to better your chances of selling quickly. Not sure where to start? Here are five suggestions:

1. Work on the curb appeal

The first impression can make or break a home, and it all begins at the curb. Keep your property well-manicured by cutting the lawn, removing any objects, and maintaining landscaping. Entice potential buyers to view the inside, and you’ve already won half the battle!

2. Put away clutter

After living in your home long enough, you’re bound to acquire plenty of knick-knacks, collectibles, and other items that cause your home to look cluttered. Box it all up and store it away so that your house doesn’t look quite so “lived-in.” This allows buyers to imagine themselves living in your home by picturing their belongings in the space. Keeping your home uncluttered helps that process!

3. Make necessary repairs

Every home has its issues. The best thing you can do to help move your home off the market is take care of as many of these as possible, or you may end up reflecting those repair costs in your listing price. Obvious issues such as running toilets, dripping faucets, broken blinds, or holes in the walls may turn away buyers who are ready for a move-in ready home. Also, be upfront and honest about repairs the home needs. If buyers notice repairs that you haven’t been transparent about, they may be suspicious about bigger issues with the rest of the house.

4. Leave your home during showings

Have you ever tried to shop, but a salesperson keeps bugging you? That’s what it’s like when a seller stays home during a showing. Even if you don’t get involved with the potential buyers while they’re looking around, your presence will change the atmosphere and buyers may not be able to be completely comfortable while there. Plus, strangers will be judging your space, pointing out positives and negatives for their situations. Selling your home is an emotional experience, so it’s best to separate yourself while opinions are being thrown around. Leave home for a bit, and let the buyers truly imagine themselves living there without your influence.

5. Try to sell during the busy season

Historically, the best time to sell a home is during the spring and summer months. If you list your home at the right price point during this time, you’ll often sell faster than other times in the year. No matter when you come to the realization that you’re ready to sell, try your best to actually hit the market during the busy season. Of course, sometimes life doesn’t go according to plan, and you may end up being forced to sell during the slower winter months. Your landscaping may be suffering from the colder weather, and your curb appeal may not be its best. In this case, be patient and remember that buyers simply aren’t as active at that point in time.
